PLEDGE OF ALLEGIANCE

The Pledge of Allegiance led by Chairman Paluso.

The regular meeting and work meeting of the Helper City Planning and Zoning Commission was called to order by Chairman Paluso at 7:00 p.m.

MONTE HAMPTON/BUILDING PERMIT REVIEW

The Commission discussed the previously approved permit for Monte Hampton on 195 Welby Street. Mr. Hampton has built the structure with only 9 ft between his home and the shed instead of the approved 10 ft. Debbie Lee came to meeting with complaints that the structure Mr. Hampton is building is encroaching on her property line behind her home. Ms. Lee had concerns that the eves are hanging over on her property line and the drainage problems that may cause. Tom Paluso talked to Lou Korenko (Carbon County Building Inspector) about the issues on the property. Mr. Korenko said that Helper City has adopted the International Building Codes and the structure meets the code that allows 5 ft between the home and the shed. The commission discussed the distance difference and the decision was made that Helper City would not make Mr. Hampton change the distance of his shed because of the adopted code. The commission agreed that Mr. Hampton must comply to all of the building inspector’s recommendations and decrease the length of his eves to a 4” overhang, add rain gutters and reduce the 12” diameter plastic culvert pipe to a diameter that would not be encroaching on Ms. Lee’s property.

Board Member Jensen moved to approve the changes on the shed for Monte Hampton with agreement that he must comply with recommended changes from Lou Korenko, Carbon County Building Inspector. Board Member Uncles seconded the motion. Motion Carried. Board Member Paluso, Boyack, Jensen and Uncles, voting yes.

WORK SESSION/REVISING CODES

Michael Bryant discussed the new format of the zoning codes and the changes that needed to be made. He will continue working on codes and bring them to the next regular meeting on October 17, 2007.

ADJOURNMENT:

There being no further business Board Member Uncles moved to adjourn. Board Member Jensen seconded the motion. Motion carried. Board Member Paluso, Boyack, Jensen and Uncles, voting yes.
